What's your service area?
I'm based in White Salmon, WA, and shoot throughout the Columbia River Gorge and Portland metro — including Hood River, The Dalles, Cascade Locks, Stevenson, Washougal, Troutdale, Gresham, and Portland, OR.

How fast can you shoot my listing?
I work by appointment only; I’m typically booked out 2-3 weeks in advance. I might be able to rush/quick turnaround appointments available for time-sensitive launches. Edited photos are typically delivered within 72 hours of the shoot.

Do you offer sunrise/twilight photos?
Yes — golden hour/twilight photography is available as an add-on to any shoot. It's consistently the highest-performing image on a listing and a great option for exterior-focused or luxury properties.

Can you shoot occupied homes?
Yes. Most of the homes I shoot are occupied. I work with the seller or agent ahead of time on getting the space "photo-ready" (see below), and I can make small in-the-moment adjustments — straightening, decluttering a surface, repositioning furniture — during the shoot itself.

Do you have drone/Part 107 certification?
Yes, I'm FAA Part 107 certified for commercial drone operation, so aerial photos and video are shot legally and insurably — ask your photographer if they're certified, since uncertified drone footage can create liability for you and your seller.

How long does it take to photograph a property?
Depending on the layout, a "photo-ready" property on a standard lot requires at least 30 minutes per 1,000 square feet for still photographs. Most "photo-ready" single-family homes, 2–3,000 sq ft, take 1-2 hours or more to shoot. Larger homes or acreage properties require more time for full coverage.

How much time is allotted in the starting package prices?
Base package prices include around 1 hour of photography time, designed to allow full coverage of most "photo-ready" single-family houses in urban and suburban areas. Additional time may be required depending on the property's readiness, layout, location, or the agent's specific requests. See full pricing

What should be done to get a property "photo-ready"?
To showcase the property in the best light for online viewing, present it in a comparable state to an open house — decluttering and organizing spaces, making beds, clearing bathroom counters, removing pet-related items from view, and ensuring kitchen areas are neat and organized.

Does the agent need to be at the property for the photography appointment?
While I can meet the homeowner/agent or access the property via a contractor's lockbox, it's strongly recommended that the agent or their assistant be present. This ensures the property is "photo-ready" and allows any necessary adjustments at the agent's discretion.

What's your turnaround time guarantee?
Edited, MLS-ready photos are delivered within 72 hours of the shoot, so your listing goes live on schedule. Need it faster? Rush delivery is available (see below).

What format do you deliver files in for the MLS?
Photos are delivered as high-resolution JPEGs sized and compressed to meet [RMLS/NWMLS] upload requirements, plus a full-resolution set for your own marketing use. Files are organized and named for easy upload, and delivered via online gallery/download link, no email attachments to wrangle.

Do you invoice, or is payment due at booking?
Individual agents pay at time of booking. Brokerages and repeat agents can set up net-30 invoicing — reach out to get that set up before your first shoot.

Do you offer a referral program for agents?
Yes — refer another agent who books their first shoot, and you'll get a $100 credit on your next session. No limit on how many agents you refer."]
